Try, Hush, Hush & Crescendo by Becca Fitzpatrick - even though it has a bit of love, the action scenes will freak you out (if you're reading in the night)

Try "Heart-Shaped Box" by Joe Hill. It's a ghost story w/pretty unpleasant imagery. Nonetheless, I tend to get evangelical about recommending this book.

About a year ago I read "The Little Stranger" by Sarah Waters. This book is more of a psychological story, and it does have a slow build up. But it was the book that got to me when I couldn't sleep at 3 am!!
